If You’re Feeling Stuck, You’re Not Alone.

  • You’re unsure where the market is going
  • Waiting feels safer than acting
  • You don’t want to make a costly mistake
  • You want clear answers, not sales pressure

Waiting Feels Safe, but It’s Still a Decision.

  • You don’t need to predict rates or prices
  • You do need to understand your options
  • Clarity leads to better decisions now or later
  • A clear understanding of today’s buyer-friendly market
  • How interest rates, prices, and timing actually interact
  • The real steps of buying a home in Washington
  • How down payment assistance works (and who it’s for)
  • A framework to decide whether buying now or later makes sense for you

Down Payment Assistance: Worth Understanding, but Not Required.

  • Some buyers are surprised to learn they qualify for state-sponsored down payment assistance programs that can reduce the cash needed to buy a home.
  • Eligibility depends on factors like income, household size, and loan type, which is why a quick conversation comes first. Not everyone qualifies, and not everyone needs it.
  • Either way, understanding your options puts you in a stronger position.

Good to Know

To qualify for Washington State down payment assistance programs, borrowers must complete a WSHFC-certified Homebuyer Education Seminar.

The state-required certification costs $50 per borrower and is paid directly to WSHFC. There is no obligation to buy a home after completing the class.

We’ll confirm whether this applies to you before recommending the class.
